How Hudson Place Residences Pricing Is Structured
Hudson Place Residences is priced across eight unit types, which between them cover 19 individual layouts, from a 646 sqft 2 Bedroom Premium to a 2,196 sqft Penthouse. The entry point into a one-north address is therefore unusually wide for a development of only 327 units.
Within a single unit type, price varies by floor level, stack and outlook rather than by size, because most types hold the same floor area from level 2 to the top of the stack. The exception is 3 Bedroom Premium, which covers two layouts of slightly different sizes, C2 at 1,012 sqft in Block 18 and C3 at 1,023 sqft in Block 20. Layout drawings and the stack-by-stack breakdown are on the Hudson Place Residences Floor Plan page, with a fuller technical comparison in the Hudson Place Residences Buyer’s Guide.
The Land Cost Behind the Price
Media Circle Alpha Development Pte. Ltd. secured Media Circle Parcel A, the Hudson Place Residences site, at $1,037 psf ppr through the Government Land Sales programme in 2025. Land bids are a matter of public record, which makes them one of the few objective ways to compare a new launch against its neighbours.
For context, the earlier Media Circle parcel next door, which became Bloomsbury Residences and was developed by the same partners, was bid at $1,191 psf ppr in 2024. The Dover Drive GLS site nearby was bid at $1,556 psf ppr in the second half of 2025. Hudson Place Residences therefore sits on land acquired roughly 13% below the adjacent parcel and about a third below Dover Drive.
What the Price Includes
Finishes That Are the Same in Every Unit
Every home at Hudson Place Residences is delivered with the same core finishes. Kitchens are timber-look laminate with an anti-fingerprint surface, LED under-cabinet lighting, a quartz countertop and backsplash, and a pull-out sauce rack, over 600 x 600mm porcelain tile flooring. Bathrooms carry AXOR Hansgrohe taps and fittings paired with LAUFEN sanitary ware manufactured in Europe, with an overhead shower in the master bath, LED-lit mirror cabinets and a quartz countertop, backsplash and shower ledge. Bedroom flooring is vinyl throughout.
Every unit also includes smart home provisions for the digital lockset and air-conditioning, both controlled from a mobile app, a ceiling fan in the living area that buyers may opt out of, and a dedicated cubby for a robot vacuum. Across the development, homes are fitted with NEA 5-tick air-conditioning, energy-efficient lifts and 100% LED lighting, with a rooftop solar PV system offsetting energy use across the shared facilities.
Provisions That Vary by Unit Type
Several provisions are not uniform, and they are worth checking against your preferred layout before comparing two unit types on price alone.
Cooking appliances. The 2 Bedroom types come with an induction hob and a convection oven. The 3 Bedroom, 4 Bedroom and Penthouse types come with a FOTILE gas hob and a combi steam oven instead. A dishwasher is provided in the 4 Bedroom Suite + Flexi layouts and the penthouses, and is not provided in the 2 Bedroom, 3 Bedroom or 4 Bedroom Premium types.
Household shelter. Seven of the 19 layouts include one: C2, C3, C4, D1a, D1b, D2a and D2b. No 2 Bedroom layout has a household shelter, and neither does C1, the 3 Bedroom Deluxe.
Master bedroom wardrobe. The full-height built-in wardrobe with sliding doors is fitted in selected unit types only. A walk-in wardrobe at the master bedroom is provided in the two 4 Bedroom Suite + Flexi layouts and in all five penthouses.
Private lift. D2a and D2b both come with a private lift and private lift lobby, as do penthouses PH4 and PH5. PH1, PH2 and PH3 do not.
Flexi space. In D2a and D2b, the Flexi area beside the living room is enclosed by a wall as standard. Buyers may write in to the developer to have that wall removed at no additional cost when exercising the Sale and Purchase Agreement, subject to the developer’s final approval and the construction schedule at the time.
A full breakdown of fittings, appliances and facilities is on the Hudson Place Residences Project Info page.
Monthly Maintenance Fees at Hudson Place Residences
Estimated monthly maintenance fees rise in three bands, from $450 for the smaller units to $750 for the two private-lift penthouses.
| Unit Type | Estimated Fee per Month |
|---|---|
| 2 Bedroom Premium (B1a to B1d) | $450 to $490 |
| 2 Bedroom Premium + Study (B2, B3) | $450 to $490 |
| 3 Bedroom Deluxe, Premium and Premium + Study (C1 to C4) | $450 to $490 |
| 4 Bedroom Premium (D1a, D1b) | $520 to $570 |
| 4 Bedroom Suite + Flexi (D2a, D2b) | $520 to $570 |
| Penthouse PH1, PH2 and PH3 | $600 to $650 |
| Penthouse PH4 and PH5 (private lift) | $710 to $750 |
One feature of this development works in owners’ favour here. The roughly 400 sqm of ground-floor retail at Hudson Plaza is held under a single strata title and run by the residential MCST, so rental income from the shops goes into MCST funds and helps defray maintenance costs. Ground-floor retail at a new launch is more often sold off to a separate owner, in which case residents see none of that income.
The Progressive Payment Schedule
Hudson Place Residences is sold under the standard Progressive Payment Scheme that applies to uncompleted private residential property in Singapore. Payment follows construction milestones rather than a single deferred lump sum. There is no Deferred Payment Scheme on offer, as that option is not currently available for private residential launches.
| Stage of Progress | Payment |
|---|---|
| Booking, on issuance of the Option to Purchase | 5% |
| Signing the Sale and Purchase Agreement, or within 8 weeks of the Option date | 15% |
| Completion of foundation work | 10% |
| Completion of reinforced concrete framework | 10% |
| Completion of partition walls | 5% |
| Completion of roofing and ceiling | 5% |
| Completion of doors and window frames, electrical wiring without fittings, plumbing and internal plastering | 5% |
| Completion of car park, roads and drains serving the housing project | 5% |
| Issuance of the Temporary Occupation Permit | 25% |
| Legal completion | 15% |
| Total | 100% |
How much of each stage is paid in cash, CPF or bank loan depends on your loan-to-value limit. A first housing loan is capped at 75% loan-to-value with at least 5% of the purchase price in cash. A second concurrent loan is capped at 45% with 25% in cash, and a third at 35% with 25% in cash. Work the exact split through with a banker or with our sales team; the schedule above is the payment structure, not financial advice.
Stamp Duty, ABSD and Total Purchase Cost
On top of the purchase price, budget for Buyer’s Stamp Duty, charged on a tiered rate structure, and, depending on your citizenship and how many residential properties you already own, Additional Buyer’s Stamp Duty. The Total Debt Servicing Ratio framework separately caps total monthly debt obligations at 55% of gross monthly income for any new home loan.
These are general mechanics of Singapore property law rather than anything specific to Hudson Place Residences, but they change what a given unit actually costs a given buyer, sometimes substantially. Our Hudson Place Residences mortgage calculator is a useful starting point for a personalised figure, and our sales team can walk through the full breakdown with you, including ABSD remission where a married couple qualifies.
Why New Supply Is Scarce Inside one-north
New private launches within one-north itself are infrequent, and that scarcity is part of the pricing picture alongside the land cost. one-north is a 230-hectare live, work, play and learn district built around research and enterprise rather than housing, so residential parcels come to market rarely.
Hudson Place Residences sits on the boundary between that district and Queenstown, with more than 500 global companies and an estimated 50,000 knowledge workers in the surrounding precinct, and Kampong AI, Singapore’s first dedicated artificial intelligence hub, within the same district. Travel times, schools and amenities are set out on the Hudson Place Residences Location Highlights page.
