Two Blocks, Three Directions: Wessex, Queenstown and the Waterfront
Both blocks are lifted clear of the ground floor, a deliberate move that opens up the first storey for landscaping, improves airflow through the site, and gives more units a genuine outlook rather than a wall of neighbouring rooftops. Homes start on level 2, roughly 17 metres above the first-storey landscape deck. Typical floor-to-floor height is 3.15 metres, rising to 3.5 metres on the top storey of each block.

All four carry the same 60 sqm footprint and the same dumbbell arrangement, with the two bedrooms at opposite ends of the unit and the living and dining space between them. Both bathrooms are en-suite and the kitchen is stand-alone. The real differences are in the details rather than the headline numbers.
The main variation between B1a, B1b and B1d is the entrance foyer arrangement and where the DB box and store are positioned. B1c stands apart with a smaller balcony, because a structural wall runs along one side of it, offset by a slightly larger bedroom and living and dining area than the other three. B3’s study is a stand-alone room that sits next to Bedroom 2, and the wall between them can be opened up to run the two together as a single larger space. B3 also allows a door to be added to close off the kitchen. B2’s study is a flexible space rather than a separate room, which suits a desk and shelving but does not convert the same way.
Neither type includes a household shelter, and both have a naturally lit kitchen with the washer-dryer positioned off it.

Type C1, the 3-Bedroom Deluxe, is the only 3-Bedroom layout built without a household shelter. It is also the only one without the wet and dry kitchen split, the separate WC or the yard that C2, C3 and C4 all carry. Its study is a 2.3m alcove rather than a room. Those are genuine layout differences rather than labelling quirks, and worth knowing before comparing C1 against the others on price alone.
C2 and C3 are close cousins: both are 3-Bedroom Premium with a near-identical layout and a 2m study alcove, and the main visible difference is a longer entrance walkway on one of the two. Bedroom 3 is marginally larger on C3, and its WC marginally smaller than C2’s. Neither difference is large enough to decide on. C4 is the only 3-Bedroom type with a stand-alone study room rather than an alcove.

D1a and D1b are mirrored across the two ends of Block 18, and while they share the same 107 sqm footprint, the room-by-room proportions genuinely differ. D1a has a larger kitchen, thanks to extra cabinet space beside the fridge, a smaller WC because of where its entrance sits, a larger balcony, and a master bedroom about 0.4 sqm bigger. D1b trades those for a larger living and dining area, a larger fourth bedroom, and a larger WC.
D2a and D2b, the 4-Bedroom Suite + Flexi type, are a step up rather than simply a bigger version. Both come with a private lift and private lift lobby, a third bathroom, a walk-in wardrobe at the master bedroom, two fridges and a built-in dishwasher, none of which D1a or D1b carry. The only meaningful difference between the two is the position of the household shelter’s structural wall between the mirrored layouts.
In both D2a and D2b, the Flexi space next to the living area comes enclosed by a wall as standard. Buyers can write in to the developer to have that wall removed at no additional cost when exercising the Sale and Purchase Agreement, opening the Flexi area into the living room, subject to the developer’s final approval and the construction schedule at the time.

All five penthouses are single-storey units with large, panoramic floor plates rather than the duplex layouts common elsewhere, and all five carry four bathrooms. Every penthouse includes a walk-in wardrobe at the master bedroom, a separate WC and yard, a dry kitchen, two fridges, a built-in dishwasher, a coffee machine and a wine chiller.
Each penthouse spans two stacks on the topmost storey of its block rather than sitting above a single column of units. That is the reason several stacks appear to end early.
In Block 18, PH1 occupies stacks #01 and #02 at level 15, and PH3 occupies stacks #07 and #08 at level 15, so those four stacks end at level 14 beneath them. In Block 20, PH2 occupies stacks #12 and #13 at level 23, PH5 occupies #15 and #16, and PH4 occupies #17 and #18, so those six stacks end at level 22.
It also explains the bedroom counts. A penthouse combines the floor plate of two units, which is how a 1,744 sqft single-storey unit reaches five bedrooms. PH4 and PH5, formed over the two Suite + Flexi stacks, are the largest and the only two with a private lift and lobby, an ultra-wide living and dining space, a second walk-in wardrobe at the junior master, a dual basin and bathtub at the master bathroom, and a dedicated entertainment room.

Seven of the 19 layouts include a household shelter: C2, C3, C4, D1a, D1b, D2a and D2b. Twelve do not. No 2-Bedroom layout has one, meaning B1a, B1b, B1c, B1d, B2 and B3, and neither does C1, the 3-Bedroom Deluxe. What the Land Cost and one-north’s Workforce Say About the Numbers
Land cost is one of the more objective ways to look at a new launch, since a Government Land Sales bid is a matter of public record rather than opinion. Media Circle Parcel A, the Hudson Place Residences site, was secured at $1,037 psf ppr in 2025.
For context within the same precinct, the earlier Media Circle parcel immediately next door, developed by the same partners, was bid at $1,191 psf ppr in 2024, and the Dover Drive GLS site nearby went at $1,556 psf ppr in the second half of 2025. On land alone, this site was acquired roughly 13% below its neighbour and about a third below Dover Drive. That is the base the pricing is built on.
one-north is home to more than 500 global companies and an estimated 50,000 knowledge workers across biotech, media, research and, increasingly, artificial intelligence. It is planned as a car-lite district, which concentrates demand for housing inside walking and cycling range of the campuses rather than spreading it along an MRT line.
That workforce, combined with the international schools nearby, has historically supported a resilient rental market in the area. Recent one-north rental transactions have ranged from roughly $4,260 to $5,260 a month for 2-bedroom units, $5,740 to $6,890 for 3-bedroom units, and $7,950 to $8,600 for 4-bedroom units, with individual transactions reported as high as $7,200, $8,200 and $10,800 respectively. These figures describe the wider one-north rental market rather than a guarantee for any specific unit at Hudson Place Residences.
Under URA’s Draft Master Plan 2025, greater one-north is planned to take around 11,000 new homes. Roughly 5,000 of those are private homes in Mediapolis, the precinct immediately around Hudson Place Residences.
The Dover-Medway neighbourhood next door accounts for about 6,000 new public and private homes in its first phase, on land rezoned from Reserve and Education use to Residential, closely connected to NUS, Singapore Polytechnic and ACS (Independent).
